ISIS Waterside Regeneration Unveils Its Vision For Warwick Bar

Working closely with Birmingham City Council, East Birmingham & North Solihull Regeneration Zone, and Advantage West Midlands, ISIS have tailored a scheme for the 1.9 hectares (4.56 acres) of land in the heart of the city’s key regeneration area. The new design for Warwick Bar offers a mixed-use development that opens up the unique waterside setting with a new public square, focussed around the iconic 1850 Banana Warehouse building.
Located in the Warwick Bar Conservation Area, the scheme will enhance the canal-side area’s rich industrial roots. New architecture will complement the existing three statutorily listed buildings which were built by the canal company – Birmingham Canal Navigations, during the industrial revolution. It will also deliver new business units in a format that offers grow-on space for Eastside’s thriving media and ‘creatives’ sector. The residential offer will include townhouses to encourage some family living and get away from the orthodox apartment offer.
ISIS’ wealth of experience in waterside regeneration projects such as Granary Wharf in Leeds. As with all the ISIS schemes, there is a strong accent on sustainability. ISIS Development Manager Nick Bird, says “We’re looking to adopt the city’s new sustainable development guidance for Eastside, and work to the Regional Sustainability Checklist pioneered by Advantage West Midlands. We want to go the extra distance and future-proof the scheme for carbon neutral status; to this end we’re talking with Birmingham’s sustainable energy partner Utilicom. The challenge is to strike a commercial balance between environmental sustainability, place-making contemporary urban design and celebrating the site’s heritage.”
ISIS is working with Birmingham architects Kinetic AIU to create the masterplan. MADE will lead the community engagement process and Creative Space Management is consulting on commercial place-making. A planning application will be submitted in l2008 with a view to starting on site by 2010.
