The housing and mortgage market looks very bleak indeed today. With the recent buy-outs and collapses of major financial institutions, you might wonder if it's best to avoid the housing and mortgage market all together. So if you're looking to buy or sell, here some creative ideas to weather the mortgage storm.

First, we'll look at important things to remember when buying or applying for a mortgage. The good news is that it's a buyer’s market, and your selection of houses is plentiful. This can allow you to discriminate more with your tastes and get exactly what you want for your money. Especially if you're looking for a house over 1 million, as many of these properties are sitting vacant. However, since the large mortgage lenders are experiencing financial difficulty in the current economic conditions, you might have a harder time qualifying than you once had. This isn't all bad though, this may force some people to be slightly more fiscally realistic in their search for a property. If you choose a slightly less expensive property you may have to compromise what you want, but it may be worth it for the future savings in mortgage payments. To contrast, when selling a property, it's time to hurry up and wait. This is where creativity can pay you dividends! Sprucing up the main selling points of a home (bathrooms, kitchen) can do a great deal to improve a home's value. People these days love luxury, and anything you can do to give extra luxury (or the illusion of more luxury) within your budget will make your property more attractive. Another challenge is once you find that buyer who is making your dream offer, getting them approved may squander your efforts. Be creative and resourceful when searching for lenders. In conclusion, the current housing and mortgage market can be discouraging, but don't despair, if you can think outside of the box you'll be amazed at the great results you can enjoy! You can always sell and rent back your home if you find yourself in difficulty.
