There are more than 2 million homes on the market for sale in the nation and each day the news is more depressing. But it still is a buyers market and one should not give up hope.
There are a few things you should know before you try and sell your house. Since there are many homes on the market, try and sell the best product. People always want the best. One thing you should know is that the price of the house today is different from what it was 2 -3 years ago. So if you can sell the house at today’s market value you are a winner.
Selling a house requires a lot of patience, faith, stubbornness and with it will come a lot of disappointments. But do not worry, if you do your homework, you may strike gold.
Look around your neighbourhood and check out the house prices in the area and surrounding community. This will give you an idea what the market price is. Go to the new home builder and ask what new incentives are being offered. Try and make your house presentable. Make your house presentable so that it would not need any more work. No buyer today is going to buy a house and then have to pay extra thousands of dollars for repairs. You should have the house all fixed and ready to sell. You do not have to make all the repairs but all the necessary and obvious ones. If the faucet is dripping, this is very obvious, if the carpet is torn and ratty, replace it. Get a professional stager to help you stage the home. Appearances count. So make an effort.
Move out the bulky and excess furniture in the garage. No one wants your garbage; the new owner will have plenty of his own.
And finally price your house right. If you overprice it, many buyers will not even bother to look at it. List the house at a fair price. You do not want the house sitting their any longer making the potential buyer even more suspicious why the house has not been sold.
